Structural Forensic Inspection
Our service includes a site visit by our team to inspect your property, gather necessary information, and issue a formal engineering report. This report, signed and sealed by a state-licensed professional engineer, will summarize the findings and provide recommendations tailored to your project.
This service typically does not include plans or blueprints; however, we do offer design review of after the fact construction under this service package but "design review" must be specifically mentioned under order details above. If you need additional services such as engineering plans, please contact us to update your proposal.
Our services are governed by rules set by the State Board of Professional Engineers and the common practice of the engineering community. Our professional opinions are independent and does not necessarily support the preferred outcome of our clients. We are committed to our professional integrity and our responsibility about the welfare and safety of the public at all times. To avoid a conflict of interest, we require payment BEFORE we release the results of our investigations and inspections.
OUR PAYMENT CAN NOT BE CONDITIONED ON CLIENT SATISFACTION OF OUR RESULTS BECAUSE WE CANN OT GUARANTEE THAT OUR INDEPENDENT FINDINGS AND ANALYSIS WILL RESULT IN THE CLIENTS' PREFERRED OUTCOME.
Please ensure the inspection address is correct to avoid delays or extra charges. You are responsible for providing a safe work environment and access to the site for our visiting team member.
The inspection usually takes 30 to 60 minutes but can take longer, with a one-hour arrival window. While we strive to be on time, delays may occur due to road conditions or previous appointments. We ask that someone over 18 be present during the inspection as possible.

Structural & Foundation Inspection (Upgrade Available to Forensic Investigation)
Non‑invasive visual assessment with limited measurements
Includes a signed and sealed report by a licensed engineer, with photographs as needed
Identifies visible issues in the foundation, framing, load‑bearing elements and signs of movement or distress
Optional upgrade: forensic investigation for root‑cause analysis or litigation/insurance cases (quoted separately)

Structural Plans – New Freestanding Building
Complete, code‑compliant structural plans by a licensed engineer for new stand‑alone buildings. Site visit not included.
Suitable for: List new residential structures, single‑family homes, multi‑family buildings, new commercial buildings, sheds/pavilions and other stand‑alone accessory structures.
Not suitable for additions, major remodels, conversions, projects requiring an inspection.
Requirements: Note that architectural plans are usually required and must be supplied or added as an add‑on.
Add‑on options: architectural if missing, mechanical/electrical/plumbing, civil engineering—drainage, grading, site plans.
Because there is no site visit, this package is for freestanding new construction only.
Remodeling, Addition, or After-The-Fact Structural Plans (Site Visit Included)
On‑site evaluation plus signed, sealed structural drawings for remodeling or addition projects; optional add‑on plans available. What’s included: On‑site assessment by a licensed engineer, code‑compliant structural design, digitally delivered drawings, and a clear summary of next steps.
Suitable for: Remodels and additions to existing homes or light commercial buildings; occupancy changes for a new business with minor modifications.
Not suitable for: New freestanding buildings (these need different packages) unless it is after the fact or if there is another reason that we have to perform a site visit.
Requirements: Architectural plans needed for major structural changes (available add-on).
Add‑on options: architectural, mechanical/electrical/plumbing (MEP), and civil engineering plans.
Civil Engineering Plans – Drainage, Grading & Site Design
Complete site design for permitting: grading, drainage, utility layouts and code‑compliant site plans; optional flood modelling available.
Included: grading plans, drainage plans, utility layouts and permit‑ready site plans.
Ideal for: new residential or commercial builds needing coordinated civil plans.
Requirements: a current topographic survey (needed to complete the design).
Optional add‑ons: No‑Rise Certificate or hydraulic modelling for FEMA floodway maps.
Property survey is required for many civil engineering services.
Note that structural or architectural plans are separate services to be purchased if needed.
Site Plan Service – Property layout & driveway design
Professionally drafted site plans showing property boundaries, building footprint, setbacks, driveways, parking and utilities, compliant with fire and zoning codes.
Included: property boundaries, building footprint, setbacks, driveways/walkways, parking, landscaping, utilities, and other required site elements.
Compliance: meets fire department access and local zoning/building code requirements.
Ideal for: new builds or remodels needing accurate site representations for permit submittals.

Architectural Design Plans for New Construction Projects (No Site Visit)
Our Architectural Plan Service provides professionally prepared architectural drawings tailored to your new construction project. This includes custom design of the floor plans, roof plans, elevations, building sections, door and window schedules, and applicable code information required for permitting. These plans establish the building layout, form, and design intent that all other disciplines rely on. Ideal for new construction projects for freestanding buildings needing permit-ready architectural documents. Add-ons are available for MEP design plans.
